Program areas at CVHC

CVHC owns and operates six multifamily apartment developments, one single room occupancy apartment, one mobile home, and one senior housing that provides affordable housing to low and very low-income farmworker families, and low-income families and seniors. The Total number of units is 656 multifamily, 106 rental spaces. In addition, CVHC operates two Migrant Farmworker housing facilities that provide temporary housing to migrant farmworkers totaling 176 units. CVHC contracts with a third-party Property Management Company to manage its developments.CVHC and its affiliated entities also own and operate fourteen (14) additional multifamily apartment developments that provide affordable housing to low and very low-income families and individuals. These developments were built under the Low-Income Housing Tax Credit Program (LIHTC). These tax credit developments have completed the 15-year tax credit investors compliance period. The total number of units owned is 781.
Other Program Services: CVHC has established and Asset Management (AM) department that provides management oversight for all the multifamily developments that have been built or rehabilitated by CVHC (40 developments totaling 2,853 units). In addition, the AM department provides oversight for the rental and disposition of the houses in the Lease to Own (LTO) Program.CVHC has established a Community Relations Department that provides on-going support to a variety of services at multifamily apartment sites. The following services were provided:Two (2) Head Start Centers provided services to 72 children in Palm Springs and Mecca, California; one (1) Child Care Center Programs provided services to 35 children in Indio, California; seven (7) Pre-School Center programs provided services to 223 children in the City of Mecca, Coachella, Indio and La Quinta and Desert Hot Springs, California; five (5) After-School tutoring programs provided services to 151 children in Mecca, Coachella, Indio, Desert Hot Springs, and Palm Springs, California.Scholarship Programs assisted children of CVHCs single and multifamily housing residents to pursue higher education. A total of 33 scholarships were granted during the year. A total of $32,000 was disbursed to scholarship recipients during this period.Cultural Activities provided at our multifamily developments include: Mariachi music lessons, Ballet Folklorico dancing and Art classes. Approximately 60 to 72 children participated in these programs.ESL (English as a Second Language), Adult Education (General Education Diploma) courses are offered in some of our multifamily complexes. Thirteen (13) Computer Literacy programs provided services 254 participants in Mecca, Coachella, Indio, La Quinta, Desert Hot Springs, Palm Springs and Moreno Valley, CA.Computer Access is provided to residents through open computer sites at thirteen (13) developments.
CVHC provides technical assistance to low-income families in obtaining financing to build their single-family home in the Coachella Valley and other communities. CVHC receives federal, state, county and local funds to assist families to build their homes under the Mutual Self-Help Program (MSHP). The total number of houses completed for this period under the MSHP was 36, a total of 59 were in various stages of construction, and 103 were in family recruiting stages.CVHC also acquires and develops land for the purpose of building affordable single-family housing. A total of 520 lots are currently in the predevelopment stages. CVHC operates a Lease to Own Program, whereby houses were purchased, rehabilitated, and rented out to eligible families. A total of 44 houses were rehabilitated under this program. During the year three (3) houses were sold during the year, and seven (7) houses remain under this program. CVHC provides housing counseling assistance to families participating in the MSHP and the Lease to Own Program. A total of 123 individuals received various types of housing counseling services during the fiscal year.
